Step 02

Submit Your Application

Once you’ve found a property, complete a full loan application online. We’ll review the deal, issue a Letter of Intent (LOI), and guide you through underwriting

  • Submit your full application and receive an LOI with preliminary loan terms
  • If accepted, sign the LOI and pay a one-time commitment fee
  • We begin underwriting and prep closing docs

  • Title Search and Lien Review

Step 03

Close & Fund

Once fully approved, we coordinate with the title agency to schedule closing based on your timeline. After closing, you’re funded and ready to start your rehab. You’ll submit draw requests along the way, and when it’s time to sell or refinance, we’ll help walk you through the payoff process.

Final Closing Requirements:

  • Provide Insurance Binder with HT Capital Investments LLC as mortgage/loss payee
  • Down Payment and Closing Costs
  • Sign final loan documents
